Our rents are charged in accordance with NSW Community Housing Rent Policy and funding agreements.
Our tenants generally pay 25% of their gross income; however, some income components are assessed at 15% and others are not assessed at all. For the purposes of rent setting, we require proof of income for each person in the household over the age of 18.
If you are eligible for Rent Assistance, you must apply via Centrelink. 100% of Rent Assistance entitlement is added to the amount of rent charged.
You are required to pay at least one week’s rent in advance from the commencement of the tenancy.
Non-rent charges are any charges relating to the tenancy other than rent.
Please refer to our water charges fact sheet for more information.
We require our tenants to pay a rental bond equivalent to four weeks’ market rent at the beginning of each tenancy. This will be lodged with the Rental Bond Board.
If a rental bond is unable to be paid in full at the beginning of the tenancy, we may agree to payment over a maximum period of 52 weeks.
At the end of the tenancy, if there are no rent arrears or non-rent arrears, including outstanding charges for repairs and cleaning, you will be refunded the full bond amount. Any outstanding end of tenancy costs may be deducted from your rental bond.
You may be charged for the following repairs and end of tenancy costs:
You are not required to pay any GST on charges.
Tenants are encouraged to make payments via Centrepay (CPAY), a free bill paying service that enables you to pay bills and expenses as regular deductions from your Centrelink payment.
Other payment options include:
This can be done online, at any Westpac branch or set up as a weekly or fortnightly deduction from your bank account. Our bank details will be provided upon request.
